However no house is built perfect, and there is no exception for new houses. We discovered numerous issues at every new-construction inspections we perform. Renowned builders always appreciate having these issues found out before they turn into serious and expensive problems.

If you are planning to buy a new home, you should hire an experienced professional to conduct a thorough inspection. New homes built in BC are protected by 2-5-10 home warranty insurance. Infrared Thermal Imaging

Simply speaking, Infrared Thermal Imaging is a non-destructive, non-invasive way of visualising objects’ surface temperature difference. With the use of an infrared camera, trained home inspector will be able to evaluate abnormal conditions in the home and to identify problematic areas not detectable by the naked eye.

Infrared Thermal Imaging provides lots of valuable information during our home inspections. It allows us to discover a wide range of adverse conditions and deficiencies in your home (some of the problems such as leaking in-floor heating pipes can only be detected by infrared camera). In Inspectology, we ensure our customers receive a comprehensive and accurate inspection. Thermal imaging assessment is included in our standard home inspection at NO additional charge.

Problems discovered by Infrared Camera:

  • Water leak in a ceiling/ under roof
  • Missing or improperly installed insulation in walls/ attic
  • Rodent activities
  • Disconnected exhaust ducts in attic
  • Failed gas seal on double-glazed windows
  • Overheating electric cables and breakers
  • Problems with in-floor radiant heating
  • and more…

Reinspection

As soon as you receive the home inspection report, you should be speaking with your Real Estate Agent about items that concern you. If there are any items you want fixed on the report, you may ask the seller to fix them.

Asking the seller to fix items on the home inspection report is helpful before you close on the home, however, it can introduce new complications you should be aware about. You might also request a reinspection simply for piece of mind. Although we want to believe everyone is trust worthy during a real estate transaction, sometimes, you need to double check the work of contractors and sellers.

Rental Property Inspection

We have found that regular property inspections and routine maintenance can save the building / property owner and manager thousands of dollars. For example: Sometimes even good tenants will let a little drip under the sink go without being repaired, or fail to change a furnace filter as needed. If items like this are not addressed, they can lead to expensive sub-floor and cabinet damage or costly heating and AC repairs.

Our rental property routine inspections are recommended once a year.  These inspections can be performed more often by request. Most owners love this service, and the feedback is very positive. If damages are found during any of our inspections, you will be notified.
